	Purchase of existing childrens nursery. Change of use secured for a 40,000 sq ft office development, completed 2002, let to The Home Office at a rent of £21.50 per sq ft and sold to Crosscheck Properties at a 6.4% yield. National winner in the category of “Office Transaction of the Year 2002” awarded by Office Agents Society and Property Week.

Quatro and Theta Camberley
	Negotiated option agreement with existing owner occupier. Change of use granted from hi tech storage to B1 offices. A two phase development totalling approximately 85,000 speculative office development. Completed phase 1 (Quatro) in 2000, let to Regus prior to completion at a rent of £23.50 per sq ft and sold to CGNU (Morley) at a 6.8% Yield. Phase 2 (Theta) forward funded with Scottish Widows.

Prima, Egham
	A 25,000 sq ft office scheme completed in 2000 and let to Axon Solutions on completion at a rent of £25.75 per sq ft. The scheme was sold to NFU Mutual within two months of letting at a yield of 6.7%.

Venture House
	A change of use from petrol filling station to office. The planning was secured, redevelopment completed and the finished scheme used for owner occupation by Taylor Woodrow.
